Step 1: Consultation and Planning

Every successful purchase starts with clarity.

We begin with a detailed conversation about your goals, budget, timeline, and must haves. I provide local market context, recent sales data, and neighborhood insight to help set realistic expectations before the search begins.

I also assist with lender recommendations and pre approval coordination so you are positioned to move quickly when the right home appears.

Step 2: Search Setup and Market Education

Once your plan is in place, the search becomes focused and efficient.

I set up a personalized MLS and Zenlist search tailored to your criteria, provide daily property alerts, and help you understand pricing trends and competition in the areas you are considering.

If needed, I also assist with school, community, and lifestyle research.

Step 3: Showings and Strategy Adjustments

As we tour homes, the strategy evolves.

I coordinate private showings around your schedule, track open houses, and preview properties when helpful. Your feedback drives adjustments so we stay aligned with what matters most to you.

Step 4: Offer Strategy and Negotiation

When you find the right home, preparation matters.

For each property, I provide a detailed market analysis and walk you through pricing, terms, timing, and contingencies. I draft and present your offer with a strategy designed to strengthen your position.

In competitive situations, I guide you through escalation clauses, appraisal considerations, and clean contract terms when appropriate.

Step 5: Contract to Closing Management

Once under contract, I manage the details.

I coordinate with attorneys, lenders, inspectors, and vendors to keep the transaction moving smoothly. This includes inspection scheduling, repair negotiations when needed, appraisal and loan tracking, insurance coordination, and final walkthrough preparation.

Step 6: Closing and Beyond

Support does not end at closing.

I assist with moving resources when helpful and remain a long term resource after you move in. Many clients return for future purchases, sales, or referrals, and ongoing support is part of the experience.
