What is Talon Preserve in Downers Grove?
Talon Preserve is a 35-home new construction community by M/I Homes at 39th Street and Cumnor Road, built on a former radio tower site. Twelve of the 35 homesites are already under contract or sold, at prices ranging from roughly $1.35 million to $1.64 million.

Downers Grove does not get new subdivisions. The village has been essentially built out for a generation, and even lot-by-lot teardown redevelopment has been limited since the early 2000s. So when 35 new homes get approved on a single 18-acre parcel, it is worth watching what happens next.

What happened next is that a third of the community is already committed, at prices above the advertised starting point.

Where Things Stand Right Now

According to MRED data as of August 2026, 12 of the 35 Talon Preserve homesites are under contract or sold. Pre-sales opened in December 2025, which puts the pace at roughly one to two homes per month over the first nine months.

The numbers on the homes that have come to market:

One detail worth pausing on. M/I advertises Talon Preserve as priced from $1,259,990. The lowest home to actually hit the MLS came in at $1,347,505, roughly $88,000 above that figure, and the median landed closer to $1.47 million.

That gap is not a bait and switch. It is how production builders work everywhere. The advertised base price is a floor plan on a standard lot with standard finishes. Lot premiums, structural options like the morning room or family room extension, and design center selections all stack on top. If you are budgeting off a builder's "priced from" number anywhere, expect the delivered number to land well above it.

What Was There Before

The site at 39th Street and Cumnor Road, north of Ogden Avenue and east of Fairview, held three radio transmission towers and two maintenance buildings from an inactive radio station. It was one of the last undeveloped residential parcels in the established area around the I-88 and I-355 interchange.

How It Got Approved

The parcel sat in unincorporated DuPage County, so M/I Homes of Chicago needed an annexation agreement to bring the land into the village, a rezoning from R-1 to R-3 with a Planned Unit Development overlay, and approval of the PUD itself.

The Planning and Zoning Commission found the proposals met village requirements on August 25, 2025. The Village Council approved everything unanimously on September 16, 2025.

The approved plan included a new road, Pierce Drive, connecting the subdivision to Williams Street and Cumnor Road, with both widened. It also called for 261 new trees and three outlots holding stormwater detention ponds. Pierce Drive addresses are now active in MLS, so that work is done.

What Is Being Built

Thirty-five lots ranging from 10,325 to 14,872 square feet, which is larger than typical for Downers Grove. Homes are two-story, drawn from four floor plans in M/I's Classic Series, with interiors from roughly 3,145 to 4,064 square feet, four or more bedrooms, full basements, and three-car garages.

The community sits within Downers Grove Grade School District 58 and Community High School District 99, in the Downers Grove North High School boundary. Confirm attendance boundaries directly with the districts before making any decision based on them.

What This Means in Context

The broader data says this price point should be a slog. In Q2 2026, 57% of all Downers Grove homes sold above list price, but among homes above $1 million, only 39% did, the weakest performance of any price band. That segment normally moves slowly here, with a thinner buyer pool and less tolerance for aspirational pricing.

Talon Preserve is moving steadily against that backdrop, with a third of the community committed inside the first year and a median well above the village's $581,000 overall median. That is not a frenzy, but it is real traction in a segment that usually grinds.

The likeliest explanation is scarcity. Buyers who want new construction in Downers Grove have historically had two options: build custom on a teardown lot, or leave town. A production builder delivering three dozen homes at once has not happened here in decades, and there is clearly demand that was not being met.

What that means practically: lot selection matters, and the best lots tend to go first in any community. And if you are selling a current home to buy here, the timing between those two transactions deserves real planning, because the resale side of the over-$1 million market does not move as quickly as a new-construction release does.
