North vs. South Downers Grove: What 360 Home Sales Show

The north costs more. The south sells faster, on bigger lots. Here's the data on 60515 and 60516.

What is the difference between north and south Downers Grove?
North Downers Grove (60515) has a median sale price of $675,000 against $557,000 in the south (60516). But south Downers Grove has larger lots, sells faster, and goes above list price more often.

I pulled every closed sale in both Downers Grove ZIP codes this year from MRED. That's 360 homes, 187 in 60515 and 173 in 60516. Here's how the two sides of town actually compare.

Price

North median: $675,000. South median: $557,000. A gap of $118,000.

The averages spread wider. North averaged $800,837, south $596,234, which tells you the top of the market is doing the work. North had 48 sales over $1 million this year. South had 11. The highest north sale was $3.5 million. The highest in the south was $1.5 million.

Speed and Competition

This is where it flips.

South homes went under contract in a median of 7 days. North took 9. And 59% of south homes sold above list price, compared with 52% in the north. Median sale-to-list was 101.4% south, 100.9% north.

Half of all south sales landed between $400,000 and $600,000. In the north, that range accounted for 29% of sales.

Lot Size

In the north, 57% of homes sold on lots under a quarter acre. In the south, that's 40%, with nearly half of south sales, 49%, on lots between a quarter and a half acre.

Bigger lots, lower prices.

Age of the Housing Stock

Median north home sold this year was built in 1959. South, 1968.

The bigger gap is at the older end. Twenty-four percent of north sales were homes built before 1950. In the south, 4%.

New construction runs the other direction from what the median suggests. Seven percent of north sales were built in 2015 or later, at a median of $1,399,128. In the south, 3%, at a median of $1,000,000.

Home Types

North: 46% two-story, 30% single-story, 7% split level. Median 4 bedrooms.

South: 37% two-story, 29% single-story, and 20% split level or split level with sub-basement. Median 3 bedrooms.

What to Do With This

If you're selling in the north, your ZIP spans $240,000 to $3.5 million. A ZIP-wide median tells you almost nothing about your house. Your block and your comps matter far more.

If you're selling in the south, expect competition. Homes there went under contract in a week and most of them sold for more than asking.

If you're buying, the tradeoff is straightforward: more land and newer construction for less money in the south, with more competition. Older stock on smaller lots at a higher price point in the north, with a wider range to choose from.
