DuPage County Property Tax Bills Are Out: What Homeowners Need to Know

Key dates, payment options, and what the 2025 tax bill means for Downers Grove homeowners
Rob Brannigan  |  May 5, 2026

When are DuPage County property tax bills due in 2026? The 2025 DuPage County property tax bills were mailed on April 29th. The first installment is due June 1, 2026, and the second installment is due September 1, 2026, per the DuPage County Treasurer's Office.

If a bill showed up in your mailbox recently, you are not alone. DuPage County just mailed out nearly 322,000 property tax bills for the 2025 tax year. Here is what Downers Grove and western suburbs homeowners need to know before the first due date arrives.

Why Your Bill Is for 2025 Taxes

In Illinois, property taxes are billed and collected in arrears, meaning your 2025 taxes are billed and collected in 2026. That is why the bill arriving now covers last year. It catches some homeowners off guard, but it is standard practice across the state.

What the County-Wide Numbers Show

According to the DuPage County Treasurer, preliminary reports from taxing bodies show that assessed value increased by 8.2% county-wide, while the average tax rate decreased by 4.37%, resulting in an overall property tax bill increase of 3.83%.

That county-wide average is a useful reference point, but it is not your number. Your bill reflects the combined levies of every taxing district tied to your parcel, including school district, municipality, park district, fire district, library, and others. Two homes on the same street can carry meaningfully different bills depending on which taxing districts apply to each parcel.

Key Dates to Know

  • First installment due: June 1, 2026
  • Second installment due: September 1, 2026
  • Penalty for late payment: 1.5% of the tax amount due per month
  • To avoid having your name and property listed in a delinquent tax publication, the total amount due must be received by October 2, 2026

How to Pay

The DuPage County Treasurer's Office offers several payment options. You can pay online at dupagecounty.gov, at participating banks through September 1, 2026, by mail, or in person at 421 N. County Farm Road in Wheaton. Office hours are Monday through Friday, 8 a.m. to 4:30 p.m.

Online payments via eCheck carry no convenience fee. Credit and debit card payments carry a 2.10% fee charged by the payment processor. If you prefer to pay by phone, the automated system is available at 855-795-3091.

If your mortgage includes an escrow account, your lender will typically make the payment on your behalf. It is still worth confirming through the DuPage County property lookup portal that the payment posts correctly before each due date.

If You Did Not Receive a Bill

Not receiving a bill does not excuse a late payment. You can look up your bill and pay online using your property address or parcel index number at the DuPage County property lookup portal. The county also delivered over 9,000 bills electronically via email this year. If you want to go paperless next year, sign up through the Treasurer's Office now.

What to Do If Your Bill Looks Too High

If your tax bill seems out of line with similar homes in your neighborhood, you have the right to challenge your assessment. The appeal process starts with your township assessor, who can review the assessed value tied to your parcel. Assessment appeals are time-sensitive, so if something looks off, act quickly.

Comparable sales data is one of the most effective tools in an assessment appeal. If you want to talk through what similar homes in your area have sold for and whether your assessment reflects current market conditions, call or text Rob Brannigan at 847.609.0570. That conversation is free and could be worth real money on your annual tax bill.

What This Means If You Are Thinking About Selling

Property tax bills are one of the first things buyers and their agents review when evaluating a home. A higher-than-expected bill relative to comparable properties can affect buyer perception and negotiating leverage. Understanding where your taxes stand relative to the market is part of a smart pre-listing strategy.
