750 Curtiss is a six-story, 138-unit luxury apartment building under construction in downtown Downers Grove on the site of the former Village Hall. Developed by Conor Commercial Real Estate and LCI Development Partners and built by McShane Construction, it is expected to deliver in spring 2027.
The largest residential project in downtown Downers Grove is going up on land the Village used to occupy itself. 750 Curtiss Street sits on Civic Center Lot 2, the site of the former Village Hall and Police Department, and when it opens it will add 138 apartments three minutes' walk from the Main Street Metra station.
What Is Being Built
The building is six stories and roughly 213,000 square feet on a 1.34-acre infill site. According to McShane Construction, the general contractor, it consists of four levels of wood-frame construction on a two-story precast concrete podium that houses 182 parking spaces.
The 138 units run from studios to three bedrooms and average 851 square feet, including five direct-entry two-bedroom townhome-style residences. Interiors are specified with quartz countertops, stainless appliances, in-unit laundry, and wood-look flooring, with private balconies on select units.
The amenity package is extensive: a lobby coffee bar, a clubroom with billiards and reservable event space, a fitness center, multiple co-working hubs, an outdoor terrace with a pool, a dog wash and run, and bike storage.
Conor Commercial Real Estate and LCI Development Partners are co-developing with Bailard as equity partner, SGW Architecture & Design is the architect, and financing includes a $31.8 million construction loan from Associated Bank. Mike Fausone, senior development manager at Conor, described the site as "a stone's throw from Downers Grove's charming and vibrant downtown" in one direction and neighborhoods and parks in the other. It also sits two blocks from the Main Street commercial corridor with access to I-88 and I-355.
The Village Sold Its Own Land
This is what separates 750 Curtiss from the other downtown projects moving forward right now. It is not a developer assembling private lots. It is the Village of Downers Grove selling a site it owned.
Village Hall had occupied that building since 1969, though the structure dates to the 1910s, when it housed the Potter Manufacturing and Lumber Company. The Police Department next door opened in 1979. Both were demolished after Village operations moved into the new Civic Center, an 80,900-square-foot municipal building that also houses the Police Department and District 58 offices. That site was deliberately designed to leave the adjacent parcel pad-ready for exactly this kind of redevelopment.
How It Got Approved
In February 2024, the Village Council approved key terms and directed staff to negotiate a redevelopment agreement for Civic Center Lot 2 with LCI Development Partners.
On December 10, 2024, the Village Council unanimously approved the resulting three ordinances: an amendment to Planned Unit Development #66 permitting the 138-unit building, Ordinance 6070 authorizing the special use, and the Redevelopment and Land Purchase Agreement between the Village and LCI. Construction began in fall 2025.
What It Means for Downtown
Add 750 Curtiss to Forest Pointe at Forest and Gilbert, the Linda Kunze Plaza renovation, and the proposal to convert the 31st Street office building into 184 apartments, and the direction is unmistakable. Downtown Downers Grove is getting denser and considerably more residential.
For homeowners near downtown, that cuts both ways. More rooftops within walking distance supports the restaurants and retail on Main Street, and a stronger downtown generally supports nearby property values. The pressure shows up in traffic and parking, the same concern residents raised during the Forest Pointe hearings.
There is also a quieter effect worth watching. A 138-unit building with studios and one-bedrooms creates a rental option that did not previously exist near the Metra station. Some of those renters become buyers in Downers Grove a few years out. Others are downsizers who sell a house here and stay in town rather than leaving.
